DESCRIPTION
It is hard not to relax in this beautiful spot. The house is located on a very quiet street in Buff Point (near Budgewoi and Norah Head) on the NSW Central Coast, just over an hours drive north of Sydney via the F3 freeway. It is a waterfront property right on the lake's edge with amazing access and views of Budgewoi lake.
ACCOMMODATION
This great cottage is bigger than it looks with 2 bedrooms, 2 lounge rooms and an open plan Kitchen/dining. It is equipped with modern and comfortable furnishings which were updated in March 2023

Bedroom 1 - with a King size bed
Bedroom 2 - with 4 single bunks
LIVING AND DINING
You are spoilt for choice in living and dining areas
There is a front Lounge room with a comfortable three seater sofa and an occasional chair with ottoman as well as a TV. This room is ideal in winter and early mornings as it gets the morning sun.
Large open plan well stocked kitchen with dishwasher, oven, microwave, coffee machine, slow cooker and much more. The dining area has a large table with seating for 8. There is an airconditioner in this open plan area that is great for cooling and heating the entire house
Second air conditioned lounge room with one three seater sofa, one two seater sofa and an ottoman. This room also has a very large smart TV and an amazing view. This lounge is a great place to relax while watching nature cruise past.
The Deck at the front of the house has an outdoor setting for six as well as a BBQ. There is also an undercover deck at the back of the house with amazing lake views. On the deck there is a comfortable outdoor setting . In the front deck you soak up the morning sun and the back deck is where you can sit and relax while taking in the sunset over Budgewoi Lake.
The views are absolutely amazing from most rooms of the house. It is almost as if you are living on water. The view is forever changing with the abundance of wildlife. You will see the pelicans, fish, ducks, swans and variety of other birds go about their daily life just outside your window.
The lake is safe for swimming and you can swim right in front of the house, however, we recommend the use of reef shoes
PETS
We welcome well behaved pets. The house is FULLY FENCED with pool type fencing so your pets should be safe. (chihuahuas might be able to get through the fence!) We allow pets them both inside and outside the house, however we expect owners to be considerate and clean up after them both inside and out. If your pets are likely to climb up on lounges, please cover them with the couch covers that are in the ottoman in the main lounge or with the old sheets that are in the laundry.
If your pets scratch , dirty or damage the lounges, you will be responsible for the damage. Each lounge cover costs around $200 from Ikea and if we have to replace them we will charge this back to you. We have started implementing this as we have had to replace the furniture twice in 7 years and we just bought new sofas for both lounges in March 2023.
ACCESSIBILITY
There are 2 ways down from the street to the house. There are stairs on one side and a gently slopping path on the other side with 4 very small appox 10cm steps. To. access the lake from the house is via steps from the verandah or from the front deck. If you cannot negotiate stairs and wish to go to the lake, you need to walk via the street to the end of the cul de sac where there is a walking path

BEACHES
There are several beaches within a short 5 minute drive of the house. Hargraves beach is protected by a reef creating calm conditions, ideal for children. There are also patrolled surf beaches a short distance away at Lakes Beach and Soldiers Beach. Nearby Cabbage Tree Harbour has a tidal rock pool and small sheltered beach suitable for young children.
LAKES
The house is situated on the waterfront at Budgewoi lake. The lake is shallow and great for swimming, kayaking and also a known spot for water skiing.
CYCLE PATH
At the rear of the house there is a Cycle path that goes almost all the way around the lake (approximately 23kms - easy grade).
FISHING
Hargraves Beach is popular for beach fishing year round and the large rock platform below Norah Head lighthouse is also a popular spot for fisherman. Cabbage Tree Harbour has a boat ramp for access to the ocean and there are boat ramps to the lakes; the closest being to Budgewoi Lake from Slade Park on the southern side of Budgewoi Bridge. Small children will enjoy fishing just outside the house on a small rock ledge a few houses down. There is also a wharf a bit further along that is a great spot for young kids to fish from.

LOCAL FACILITIES
A large range of local shops (including Coles supermarkets) are five minutes drive away at Budgewoi. The Toukley markets are on each Sunday. A larger shopping center is available at Lake Haven with all major banks, Woolworths, Coles, Kmart and several other stores.
Both Toukley and Budgewoi have a variety of restaurants, cafes and clubs.
RESTRICTIONS
- Plenty of street parking on a quiet, safe and very wide street (please do not park on the grass as it is illegal and the neighbours can report to the rangers
