Bedroom 1 - (1) King Bed
**This King Bed is (2) twin XL beds joined together to form a full-size king bed, with independent electronic adjustment for each side. This setup provides both the flexibility of personalized comfort and the spaciousness of a standard king.
This property is centrally located on 9th Street between the Balboa and Newport Beach piers. You can walk to almost anywhere on the peninsula from here. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the Balboa Fun Zone, and boat rentals.
For those of you with kids, there is a kid friendly Bay-front Beach just behind the home as well as Lighthouse Beach Park less than a mile away.

Guests can access carport spot B on the left side of the garage. The Home is accessed via electronic door code.

IMPORTANT HOME NOTES:
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
-Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.
