RENTAL AGREEMENT - STAY CABARITA
Dear Guests,
Welcome, we are looking forward to hosting your stay! To ensure a pleasant and secure stay for all parties, this Rental Agreement outlines the terms and conditions of your booking. By proceeding with your reservation, you acknowledge and agree to these terms, which form part of the legally binding agreement. Non-compliance may result in eviction, additional charges, or forfeiture of your security deposit.
THE PARTIES
Short-Term Rental Agreement (“Agreement”)
This Agreement is made on the date of booking the reservation between the following parties:

Host: Hostie Properties Pty Ltd
Property Owner: The registered owner of the property ("Owner")
THE PREMISES
The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host/Co Host:

Hereafter may be known as the “Premises.”
LEASE TERM
The Guest shall be allowed to occupy the Premises starting from checkin_date to checkin_time: 3:00pm (NSW Time) and ending checkout_date at checkout_time: 11:00am (NSW Time). (“Lease Term”).
CHECK-IN
Check-in time is 3:00pm or later unless prior arrangement has been made with your host. Self check-in and access to the property is available via a coded lockbox. Check-in instructions will be sent to you the day before check-in.
CHECK-OUT
CHECK OUT TIME: 11:00am Please follow the 'Check Out Instructions' (see below) before you leave. We do a property inspection once a guest has vacated to ensure all check-out instructions have been followed and the property has been left tidy and in an undamaged state. Failure to do so may result in extra cleaning fees or a claim on your security deposit. If you would like a late check-out, please contact us to arrange a time. Late check-out fees may apply.
CHECK OUT INSTRUCTIONS
To avoid additional cleaning fees, please complete the following steps before checking out:
- Remove food from the fridge, freezer and pantry.
- Load and start the dishwasher.
- Dispose of rubbish in appropriate bins.
- Please return boards back to original location.
- Close and lock the windows and doors.
- Turn off A/C, fans and appliances.
- Remove all personal items.
EXTRA CLEANING FEES
Additional cleaning charges may be incurred for tasks such as dishwashing, food disposal, rubbish removal, BBQ cleaning, or laundering stained linen. If the cleaning costs exceed the set cleaning fee on your booking summary, you will be charged the additional costs.
BINS + RUBBISH
Please put the correct rubbish in the allocated bins for general waste, recycling, and green waste. Extra cleaning fees will be charged for extra rubbish in the case where the incorrect items are not put into the correct bin.
PARKING
Please park in designated parking spaces. Do not drive or park on grassed areas.
WIFI
We offer Free WIFI, on a fair use policy. Commercial use or heavy use will incur additional charges.
UTILITIES
Please ensure that all electrical appliances are turned off when not in use or when you leave the property. This includes air conditioners, fans, hair straighteners, TVs, stereos, and portable device chargers. Wi-Fi and utility usage are closely monitored.
FAMILIES + CHILDREN
Children must be supervised at all times, with parents or guardians assuming full responsibility for their safety and well-being. The property provides child-friendly equipment, such as porta cots, high chairs, and baby gates, which are regularly maintained and inspected. However, we ask that you inspect these items upon arrival to ensure they meet your standards and are in proper working condition before use. Parents or guardians should ensure that all child-friendly equipment is used in accordance with safety guidelines. The host accepts no liability for any accidents or injuries involving children during the stay.
GUEST ACCESS ONLY
Access to the property is restricted to those listed in the booking summary, with a maximum of 8 guests. If you wish to invite visitors or additional people, please contact your host in advance. Unauthorised guests will result in a penalty fee or the invalidation of the booking. Your booking allows for up to 6 guests (including children) unless other arrangements have been made ahead of time. We are happy to discuss any specific needs during the booking process. PARTIES & EVENTS
We enforce a strict NO PARTY, NO EVENTS, and NO VISITORS POLICY. Reservations are not accepted for guests attending festivals, hen/bachelor parties, or similar events. Non-compliance with this policy will result in the immediate invalidation of your booking. Should any complaints arise regarding anti-social behaviour, appropriate authorities will be notified, and guests will be evicted immediately without refund or notice.
NOISE POLICY
We ask all guests to be considerate of other residents and guests by keeping noise levels to a minimum, especially after 8 PM. Failure to adhere to these guidelines may result in eviction without refund or notice. We appreciate your understanding and cooperation in maintaining a peaceful environment for all.
Quiet Time: After 8:00pm, all noise should be kept to a minimum.
Loud Music: Loud music is strictly prohibited in all areas of the property.
Outdoor Area: Please refrain from using the outdoor areas or pool after 9:00pm. Speakers and music should not be taken outside after this time. We request that all guests move indoors and close all doors to avoid disturbing the neighbours.
NO PET POLICY
Pets are not permitted on the premises. Unauthorised pets will incur penalty fees and may result in booking cancellation without refund.
LOSS OF KEY
The cost to replace lost keys is subject to a $75.00 lost key fee. For garage and electronic remote system keys, the replacement fee will be determined based on the specific key type. If assisted access is required to the property, a lockout charge will apply, subject to locksmith fees and charges if a locksmith is needed for access.
REPLENISHMENTS
Bed linen, pillows, blankets, bath, hand and kitchen towels will be supplied. Please bring your own beach towels. Replenishments include shampoo, conditioner, body wash, hand wash, toilet paper, washing powder, dish liquid and most kitchen essentials e.g. cooking oil, salt, pepper. If any linen or bedding is damaged or missing you will be charged the cost of each item. Please do not remove towels from the property.
DAMAGE AND BREAKAGES
Guests are required to report any damages or breakages to the property host promptly. Failure to do so may result in deductions from the security deposit. To minimise the risk of damage, we kindly ask that furniture and decor remain in their original positions.
An inventory of the property and its facilities is maintained to ensure accountability for theft or damage. A thorough inspection will be conducted following check-out. Please note, the host reserves the right to seek compensation beyond the security deposit amount if necessary.
LINEN DAMAGE POLICY
In the event of damage to linen, the issue will be promptly reported to the guest, and the affected items will be sent to a professional laundry service. The laundry service will attempt to remove any stains. If vigorous stain removal is necessary, an additional cleaning fee may apply. If the stains cannot be removed, we will seek to replace the damaged items, and the cost of replacement will be charged to the guest.
PERSONAL ITEMS
While we will make reasonable efforts to return lost items, we are not liable for the recovery or return of personal belongings left behind after check-out. Please note that all postage and packaging costs associated with the return of items will be the guest's responsibility.
OPEN FLAMES
Use of candles, incense, cigarettes, open flames or lighters within the interior or exterior of the property is prohibited.
SMOKING + VAPING
This is strictly a no smoking or vaping property. If you need to smoke, please leave the premises. On the day of check-out, an inspection will be conducted.
