Located in beautiful Miramar in the Convention Center/District nieghborhood, this property boast 2 full units, the downstairs unit sleeps up to 12, the upstairs unit sleeps up to 10. Combined, this house can sleep 22. There are 2 Living rooms & 2 kitchens, 6 total bedrooms, 4 bathrooms - great for large families or groups. Walk to Condado Lagoon, Distrito or Marina.

House rules:
-Air Conditioners are to be left OFF when not present in the unit. Puerto Rico is suffering a massive power crisis, with energy costs recently quadrupling. Please turn off all A/C's when leaving and at checkout.
- A working phone number is required to book this unit. We will be calling you prior to check in.
- Residents of the San Juan metro area may not use instant booking and must contact host prior to booking.
- We will only check in the guest who made the reservation when exchanging keys or lockbox information.
- Each of the 2 units can hold twelve people, however, we charge additional fees for guests beyond our base rate at 10 guests of $25 daily per person.
- Check out is at 10am to ensure that we are ready for next guest. There is a $150 charge for each hour that exceed 10am. Staying an extra 2 hours and paying the late fee does not give the guest the right to continue to stay in the property it simply offsets any negatively affected future reservations and house keeping costs.
- Keep noise to a minimum after 11 pm.
- No smoking inside the building / rooms. Extra cleaning fees to remove odor and stains will be applied. This includes cigarettes, marijuana and all else.
if we find smoking has occurred there will be a minimum $200 cleaning fee.
- We love pets, but they are not allowed to stay or visit the house.
if we find that pets have been in the house in violation of our house rules there will be a $20 fee applied daily.

- We provide a starter set of paper towels, toilet paper and clean towels, as well as toiletries such as body wash, shampoo/conditioner, hand soap. . If you need more during your stay, you are responsible to supply them.
Do not flush any item in the toilet (other than tp and human waste). Trash can is available in the bathroom.
Also in the kitchen we provide dish soap as well as coffee, coffee filters and sugar. Feel free to use them but be mindful of its use so other guests can enjoy.
We take good care of our linens. Please remove all make up and avoid staining towels and linens.
We want you to enjoy our beautiful beaches, but please do not take white towels outside the apartment. Beach towels are provided for that purpose. Use them and leave them inside the apartment at the end of your stay.
Additional charges will be applied when staining or damaging any items described.
- Power / water outages- power outages are common in Puerto Rico. There are no refunds for utility outages that are no fault of host.
- Please do not rearrange our furniture.
- If guests are found to have had a party without host permission, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
- If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be called, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
-Help us keep our rates down, please turn off the A/C when leaving for long periods of time or at check out.
- Any violation of house rules is grounds for immediate termination of stay without refund.
- Lastly, because this is an Airbnb community, not a hotel, and is also my home when I stay in Puerto Rico, please be respectful of the property and keep it clean before you leave. (Respect the property and belongings.)

Additional cleaning fee of $50-$200 dollars for excessive trash, stains on rugs, linens and towels etc and other cleaning over and above normal cleaning will be accessed based on additional time needed to clean.
