Cranberry Pond House is a cozy retreat in the heart of the Catskills, located 2 hours from NYC, and just outside Livingston Manor.
Set on ten private acres with gorgeous views, the house has 3 bedrooms, 2 baths, plus 2 guest cabins and 2 outdoor showers. The house features a high-end kitchen, wood-burning stove, and luxurious bedding.

The Space:

Cranberry Pond is a cozy bungalow cabin with plenty of space to unwind and escape with family and friends, indoors and out. The house is located on ten private acres, with sprawling meadows surrounded by wildflowers and gorgeous views of the pond. Meander down the quiet private roads or explore nearby hikes, roast marshmallows around the cast iron fire pit, gaze at the star filled sky, or just enjoy the fresh air.
The light-filled home has an abundance of windows in every room, bringing the beauty of the outdoors in. The living area has a vintage wood-burning fireplace for chilly nights, and a large dining table for entertaining ten guests, with sliding glass doors that lead to the expansive outdoor deck and views of Cranberry Pond. The newly remodeled kitchen has its own views and access to the deck and features a Bertazzoni stove, brand new appliances, and is stocked with everything a modern chef could need.
There are three bedrooms in the house, two with queen beds and one with a full bed, each with its own private entrance where you can access the patio and deck that wrap around the entirety of the property. Just steps from the house are 2 separate guest cabins with queen beds and desk. A featured StayFloyd property, the bedrooms are outfitted with Floyd beds, luxurious linens made by the manufacturers of Frette, along with custom colorful Maharam textiles.
The master bedroom features an ensuite bathroom with shower, while the other bedrooms utilize the main bathroom with tub or the outdoor shower. Ultra plush towels and bath amenities by Public Goods are provided so you can relax at ease.
The house is great for families, with plenty of space to put the portable crib (which we provide), plus a highchair, changing table, baby bath, baby monitor, a few toys, and lots of space to run around outdoors. There's also a great playground a few minutes away in Livingston Manor.
All rooms in the house feature built-in electric heaters, plus the wood-burning stove in the living room, to keep you warm during the colder months. The guest cabin is insulated and has a space heater, but might get too chilly for sleeping in the heart of winter.
The Neighborhood:
Cranberry Pond, located in the heart of the Catskills, is just outside the hamlet of Livingston Manor. This quaint walkable town has lots of explore-worthy stores and restaurants. Grab a sandwich and local groceries at Main Street Farm, enjoy wood-fired pizza outdoors at The Kaatskeller, pick up some local wines at Upstream, or shop the farmers market. Try fly fishing on Willowemoc Creek, golf nearby at Sullivan Country Country Club, horseback ride at Bridle Hill Farm, visit the alpacas at Buck Brook Farm, or explore the various hikes around the Catskills. We have a local guide we share with all our guests to help you get the most of your stay at Cranberry Pond.
Getting Around:
Cranberry Pond is less than two hours from New York City, and while you'll definitely want a car to get there and around the area, there is also a Short Line bus to the city from Monticello, about 20 minutes away. In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads.
Other Things to Note:
The property does not have a television, but we do have Sonos bluetooth speakers, backgammon, chess, and an assortment of other games for you to enjoy. As of July 2021 we now have Spectrum cable Internet.
