Comprising of 4 large bedrooms, 2 bathrooms, large open plan kitchen / dining room, 2 living areas with smart TV's and reverse cycle heating A/C. The country style kitchen with dishwasher and microwave oven looks out onto a tranquil rear garden. Great outdoor area with gas BBQ.

The formalities...HOUSE RULES
We take great pride in our humble property and strive to keep it neat, tidy and welcoming. We therefore expect the house to be left in the condition it was at the start of your stay.
Neighbours – We have great long term neighbours and respect their right to peace and quiet. Kindly refrain from offensive and anti-social behaviour.
Parties, functions, large gatherings, loud music, shouting, unreasonable noise and the like are absolutely prohibited regardless of the time of day or year.
Guests - Restricted to a maximum of 10 people residing at the property unless mutually agreed upon.
In circumstances where our cleaner reports and we believe that additional guests stayed in the house than were booked, $50 per person per night will be deducted from the security bond held.
This means guests over and above the number specified by you at the time of booking, regardless of bedding capacity.
For safety reasons, this property does not accept hens, bucks and absolutely no schoolies bookings of any kind, not even quiet ones - Apologies!

Parking - Off-street parking in driveway. No parking on grassed areas please.
Rubbish - The council bins are located along the side fence. Please remove all rubbish from the house and use the appropriate rubbish & recycle bins. If you are staying on a Tuesday night, please put our bins out on the front natures strip.
Locks – Please keep the house locked and turn off appliances when you are not at the property.
Smoking – Smoking is strictly prohibited inside the house.
Pets - No pets please.
BBQ – Please leave the BBQ clean after use. A cleaning fee of $50 will apply if the BBQ is left in a dirty state and deducted from your security bond.
On Departure:
Security - ensure all external doors and windows are locked.
Remove all rubbish from inside the house.
Check all rooms & bedrooms to ensure all your personal belongings have been removed.
Please ensure dishwasher is empty and all dishes are washed, the BBQ and kitchen are left in good order. Ensure heating and air conditioning is turned off. Ensure the toaster, kettle, oven and hobs are all turned off.
NOTE: It is our expectation is that you leave the house in the same order as you found it. Whilst we charge a cleaning fee this does not cover the house being left in complete disorder or disarray.
Should the house be left in an unsatisfactory state, additional cleaning costs will be deducted from your security bond.
Whilst we understand some of our rules may seem onerous, they exist for the good reasons of maintaining cleanliness, safety and peaceful enjoyment for all.
