This adorable, 3-story rowhome is located approximately 6 miles from downtown DC and the National Mall in a quiet and close-knit neighborhood. Wad lives in the upper two floors full time and offers her personal space to host guests while she is out of town. Her personal belongings remain in the home during your stay, including food in the fridge/freezer, clothes and toiletries, shoes, etc... The basement guest suite is rented full time as an Airbnb. This listing includes exclusive access to both the upper floors and basement guest suite together.

OTHER THINGS TO NOTE
NO PARTIES, EVENTS, or "GATHERINGS", or unauthorized visitors are allowed on the premises. If you are visiting to celebrate a birthday or special occasion, let us know in your intro message, even if you do not plan to host it at the house.
• The yard is fully fenced but slopes heavily away from the house.
• For guests with allergies or sensitivities, the sofa and duvets are down-filled and I use fragranced cleaners and air fresheners. Down-alternative bedding is available by request and fragrance sensitivities can be accommodated with advance notice. Please notify me of your allergies in your booking message so I can prepare the unit to accommodate your needs
• Guests must notify us if a service animal or ESA will accompany them so that we can identify challenges and concerns.
• This is Wad's primary residence, which we make available for guests while she is out of town. Her personal belongings will remain in the house during your stay. Closet space will be minimal but there are plenty of hooks on doors for hanging things and she clears the top two left drawers of the primary bedroom dresser for guests' use.
• This is a no-shoes home, out of respect for Wad's culture. Please remove your shoes when entering the house. A shoe rack is provided at the entrance.
• Luggage storage is available through our neighbors two doors down. Ms. Nette and Mr. Darren have graciously offered to hold bags for guests before checkin and after checkout. $10 for up to 4 bags/suitcases + $2/bag over 4 and $5/hour for late pickup/dropoff (you'll discuss the time frame in advance and this overtime rate applies if they must wait for you after your arranged times).
• Deep cleaning is not required but we ask some simple checkout tasks of guests: load and start the dishwasher (or hand wash), pile used towels in the bathrooms, collect loose trash into the bins, and make sure to turn off lights and appliances and lock the door.
HOUSE RULES
• When making an inquiry or submitting a request to book, tell us a little about what brings you to town (or your reasons for booking), who will be staying with you, where you are traveling from, and what time you plan to arrive. This information is REQUIRED of all guests to confirm your reservation.
• No parties, events, or gatherings.
• Guests are not permitted to have UNAUTHORIZED visitors (anyone not included on your original reservation or otherwise approved in advance by your hosts) on premises for any length of time.
• Number of guests listed in reservation must be updated and accurate prior to checkin.
• We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV.
• Third party bookings are generally not permitted, except in certain, non-standard circumstances. If you are booking for someone else and will not be on site in person during the reservation, you must provide the full legal name, email, and phone number of the person you are booking for and the third party must verify their identity and reservation details. The owner of the guest profile remains expressly responsible for the reservation and its guests.
• In accordance with DC's noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If I must respond to a noise complaint by a neighbor or law enforcement, you may be fined and your group removed from the premises.
• Guests may not alter, tamper with, or manually override the timer for the patio lights or extend their operation beyond the pre-set shut off time. (COMING SOON)
• Vaping and smoking tobacco or marijuana are NOT permitted inside the house. Guests who violate this policy will be fined (see House Rules). Guests may smoke in the back yard but must ash and dispose of their fully extinguished smoking waste in the provided ashtrays (NEVER on the ground, in the garden beds, or flicked over the fence) and empty the ashtrays in the outdoor bins out front at the end of their stay. In the District of Columbia, if you are over 21 years of age, you are legally allowed to smoke on private property, carry up to 2oz of cannabis on your person, and gift or donate (buying and selling is still illegal, as is smoking in public). That being said, please be considerate of the neighbors and other guests.
• Be sure to clean up after yourself and be respectful of our neighbors. The cleaners charge a reduced rate turnover fee to ensure the property is clean for your checkin, which is based on the assumption that guests will be respectful of the space and upkeep during their stay. Any extra charges incurred from the cleaning staff will be deducted from your security deposit.
• No glitter or confetti.
• Do not send mail or packages to yourself at the Airbnb as we are not able to accept packages on your behalf or guarantee receipt.
• If you leave an item at the house upon your departure, we would be happy to mail it back to you for the cost of shipping plus an additional $10 fee.
• Disclosure: we have exterior front and rear facing Ring motion and noise sensing cameras with recording capabilities.
