No Smoking:
Smoking is not allowed inside the property. If smoking outside, please dispose of cigarette butts properly.

There is a a pet fee $200, $100 per pet. When you set up to pay the pet fee you are charged for the first Pet, you will be charged for any additional pet $100 through additional request. Airbnb and other OTA's will not allow to set up multiple pet options.
NO Parties and Events:
No parties or events are permitted. Please respect the neighbors and keep noise levels to a minimum. Noise ordnance in Winston Salem is 11pm-8am.
Maximum Occupancy:
The maximum number of guests allowed is 12. Unauthorized guests may result in additional charges or eviction. Visitors are fine up to an extent, any more than 12 will probably not fit that comfortable.
Trash and Recycling:
Dispose of trash and recycling in the provided bins. Please follow local recycling and sanitation guidelines and ensure bins are placed out for pickup on the designated day.
Trash Pick up is every Tuesday and Recycle is every other Tuesday. Please put trash at curb if you are at property or leaving property on a Tuesday, we would greatly appreciate it.
Parking:
Park only in designated areas. There are 4 parking spots available in the driveway and up to 3 on the street, at own risk. Please be mindful of neighbors if you have visitors.
Heating/Cooling:
Please try not to adjust the thermostat while at the property or when you leave. Turn off or adjust heating/cooling when not in use.
Kitchen Use:
Clean up after using the kitchen. Wash dishes, and do not leave food out. Please use provided utensils and appliances responsibly. When leaving the property please leave any dirty dishes in the dishwasher running as you depart.
Security and Safety:
Lock doors and windows when leaving the property. Report any damages or malfunctions immediately or we may find you responsible and file a claim against you.
Damage and Breakages:
Guests are responsible for any damage or breakages incurred during their stay. Please report any issues to the host promptly.
Personal Items:
The host is not responsible for lost or stolen personal items. Secure your belongings when not in the property.
Appliances and Equipment:
Appliances are set up for general use, if you are unsure how to use contact management. Turn off all appliances when not in use.
Compliance with Local Laws:
Guests must comply with all local laws and regulations. Any illegal activities will result in immediate termination of the stay and potential legal consequences at guests own expense.

Before your departure please strip the beds that were used, linens that were used in general and leave in the hallway or laundry room on the floor.

PET POLICY
At Fernwood Manor, we understand that pets are an integral part of many families, and we welcome small and medium size dogs as valued guests in our rental property. To ensure a comfortable and enjoyable stay for all guests, please review and adhere to the following pet policy:
1. Eligibility
Dogs must be at least one year old.
All dogs must be house trained and well-behaved.
2. Proof of Vaccination
Prior to arrival, guests are required to provide proof of age, that their dog is up to date on vaccinations for rabies, flea, and tick prevention.
3. Waste Management
Guests are responsible for cleaning up after their dogs promptly!
Please use the provided waste disposal bags and bins located on the side of the house. We will also leave you some extra dog waste bags under the sink.
Failure to clean up after your dog may result in additional cleaning fees.
4. Pet Deposit
A non-refundable pet deposit of $100 per pet is required upon booking. Up to 2 pets less than 50lbs.
5. Pet Etiquette
Please ensure that your dog remains leashed there is no fence around the yard, and Winston Salem is a leash law city.
Do not leave your dog unattended in the rental property unless crated and only for short periods.
Do not allow on furniture
6. Liability
Guests are solely responsible for any injury or damage caused by their pet.
The Fernwood Manor is not liable for any harm or injuries to the pet or any third parties during their stay.
7. Additional Cleaning
If additional cleaning, deodorizing, or pest control is required due to your pet, the associated costs beyond the cost of the pet deposit and cleaning fee may be charged to you after the cleaning is reported back to have extensive cost affiliated.
8. Violation of Policy
Failure to comply with this pet policy may result in immediate eviction from the property without a refund, as well as additional fees for damages or cleaning.
