Positive: The location ( 25 min to Pisa) , the restaurant (next to the houses) and the food, the pool. The great chef and the amazin pastas and steak. The local wines. Early check-in. Great service and staff.

Negative: The bathroom and rooms could use a facelift. The bed gave us back pain after first night. Windows have no window screens so one cannot open windows to refresh the air because bugs can come in. Bathroom had a black stain which looked like possible mold. There were spiders on the walls since we first entered the room, more care should be given to clean-up. The pool is great, would have been great to benefit from it more but it closes at 7 PM already.
