The space
Newly built modern home in new subdivision just 20-25 minutes away from downtown New Orleans. Home sits on lake front with upstairs balcony and downstairs front porch overlooking the water. Equipped with modern decor & entertainment
Guest access
All parts of the home are accessible except the garage, pantry & the master bedroom closet, however there is a hanging rack & dresser in the master bedroom for your clothes etc.
Key Card
Upon access to the home you will be provided a key card to use to access the community pool fitness center & amenities. The key card is your responsibility while staying in the home, if the key card is lost or damaged there is a $75 replacement fee that will be charged upon check out
Pool
Pool opens from May 31 until Labor Day, however this is a community pool and I have no control over unexpected closures/access. If you’re reason for booking this home is to have pool access I would advise you to look for a home with a private pool.
The same goes for the gym/ amenities center. I have no control over unexpected use or closures.
Doors & Windows
Please keep all exterior doors/windows to them home closed and locked at all times. Especially while you’re away. If you leave any open access to the home and the home’s items are missing or stolen you will be charged for the missing items.
Rooms and bed layout
The home has a total of 3 standard beds (1 king, 1 queen, 1 full) 1 baby crib, 1 queen pillow top air mattress & 1 twin pillow top air mattress.
The master bedroom has a king bed
The downstairs guest room has a queen bed
1st upstairs guest room has full bed
2nd upstairs guest room has baby crib & love seat with (twin air mattress in closet)
Office downstairs has (queen air mattress located in closet)
Bathrooms
There are 3 full size baths in the home
1 full bath located downstairs next to guest room
1 full bath located upstairs next to guest room 1 & 2
1 full bath located upstairs in master bedroom
Sofas/ throw/ decorative pillows/ linen
The white sofa in the downstairs living room is ABSOLUTELY NOT for sleeping on, if it’s discovers that you or your guest slept on it and if it has stains you will pay for the damages or the full amount to replace the sofa. The brown leather sofa in the office can be slept on if need be as well as the grey sectional sofa in the upstairs den. ABSOLUTELY NO sleeping on any of the decorative pillows in the bedrooms or on the sofas. There are at least 4 sleeping pillows on each bed in the home and extra sleeping pillows in the upstairs hall closet located next to the bathroom. If any of the decorative pillows/ linen are soiled or damaged beyond repair with stains, make up etc. you will be charged to replace them. Make up should NOT be wiped with towels, please use make up wipes!!
Smoking
There’s a strict NO SMOKING policy in the home, my homes are well kept and thoroughly inspected after each guest. If the home smells of smoke you will be charged a SMOKING VIOLATION fee of $500. Please step outside to smoke any substances, even medical marijuana!! Please use an ash tray or disposal cup to dump your ashes. Please pick up your cigarette bucks. Again my homes are inspected right after each guest and if there are any cigarette bucks on the property you will be charged a $200 IMPROPER DISPOSAL fee.
Garbage Disposal
The garbage disposal is very sensitive it is preferred that you dispose of all food in the kitchen trash can. Please take out the kitchen trash before you check out. There a large green trash can located near the garage to dispose of your trash bags. There are extra trash bags located under the kitchen sink, please be decent enough to use them before putting trash in the kitchen trash can. If you treat the home with decency and respect, you’ll have no issues and no extra charges upon check out!!
PETS
At this time we are not allowing any Petsamo this residence, if you have a service animal you need to reach out to the host and get the approval before booking. Must present proper documentation showing proof of service animal. Any unauthorized pets you will be asked to leave the home immediately and you will be charge a $500 unauthorized pet fee!!
Unauthorized Guest
If any unauthorized guest are discovered you will be charged $50 per extra unauthorized guest
Parties/ Events
There are NO PARTIES ALLOWED
Small parties, events gatherings might be acceptable but must first be discussed and approved by host. This will be an additional fee depending on type & size of event!!
