This is a Palm Beach/Hollywood Regency Styled Home. Enjoy a tropical oasis experience. Amazing Views on both sides the house of the Indian Wells Golf Course and the Majestic Mountains. Palms all over the place and plenty of outdoor and indoor seating to enjoy. 4 Bedrooms are all very large and have King Beds. 3 of the rooms have a Golf Course view and 1 has a Mountain view. Enjoy the hot tub and the pool right on the golf course yet same time hidden by lush foliage. Full kitchen as well as two seating and dining areas. Enjoy an 85" inch TV if you don't want to go out an party downtown.

• No third party bookings. Only Registered Guests allowed. Every person visiting the property must have Airbnb account and authorized and declared through Airbnb. Any additional undeclared guests will be an additional $60 per person per day and may be removed from the property at owners discretion. Only person that booked may check in and must have a valid working phone number.
• No more than 10 People on the property at any 1 time and no more than 8 spending the night. Infants, babies, toddlers and children are more than welcome but each one must be specified on your reservation.
• This is a self check-in property. Guest certifies they can follow guide and agrees to follow check-in property guide, read the manual, and watch how to videos before contacting host.
• Take Shoes off in House. Please keep it clean for everyone!
• Home is not suitable for anyone that has issues with stairs. Entrance to home and access to all bedrooms require climbing of stairs. Could be dangerous for small children and elderly.
• No parties or events allowed.
• Please don’t eat or drink in the bedrooms.
• No loud noises that disturb neighbors at anytime
• Please don’t rearrange the furniture.
• Clean and put away dishes before leaving, not doing so will cost an additional $130 in cleaning fees.
• Excessively dirty home such as stains or dirt on carpet, furniture, walls, floor will incur an additional $200 fee.
• Please take the trash out before you leave and put in trash cans on deck.
• Guests will not tamper with outdoor cameras.
• No illegal substances allowed on the premises.
• No smoking allowed, if tobacco or marijuana smoke is detected it will cost $200 per day that the person stayed in the property in additional cleaning.
• Damages Exceeding The Deposit Amount Will Be Billed To The Guest And Reported To Airbnb. Guest will be responsible for replacement costs if there are stains that cannot be removed such as wine, pen, juice, coffee, or other, on curtains, sheets, carpet, pillows, blankets, rugs, towels, or furniture.
• Any late checkout less than 2 hrs costs $100 unless agreed upon in writing through Airbnb app. Late checkout that holds possession of property for more than 2 hours then guest will have to pay $500 (nightly rate) plus any costs incurred by having to cancel other guests. This does not award guest the ability to stay longer on the property. Unless agreed upon in writing through Airbnb app.
• Pets brought in without permission will result in removal from property and cancelation of stay with no refund.
• If guest does not follow house rules and it results in host having to refund or cancel the next booking then the guest will responsible for the lost revenue incurred.
• If guest does not follow any of the house rules they may have their reservation cancelled without refund and may be removed from property as trespassers upon cancelation.
• All guests must pass a criminal background check to stay here. If guest does not pass criminal background check we have the right to cancel the reservation and will refund will be given in according to the strictness rules of the booking.
• Guest agrees that any complaint about any aspect of the property to Airbnb or host will provides host and contractors permission and authorization to enter the property immediately to solve the problem.
• Guest will only park in upper driveway (2 spots) and car deck (2 spots) and will not park on street or on lower driveway (reserved single spot).
• You agree to be booking in good will and you will not attempt to damage the property or business in retaliation because you are dissatisfied with a ruling by Airbnb or the host in the event that a violation of the host's rules occur.
• Breaking of house rules will result in removal from property with no refunds and no refunds will be given.
