LOCATION
The Cottage in Muskoka Beach Setting is situated close to the town of Minett with access to the cottage by car. Cottage in Muskoka Beach Setting is close to all the hot spots on Rosseau including a 5-minute boat ride to JW Marriott, 12 minutes to Port Sandfield, and 20 minutes to Port Carling.
PROPERTY EXTERIOR
Cottage in Muskoka beach setting, where you will have all-around privacy, as the property is surrounded by trees on either side with no neighbours in view. The property includes a sandy beach and 400 feet of frontage. The northern exposure ensures an excellent view of sunrises and sunsets. The cottage is also equipped with a private beach volleyball court as well as huge open docks with plenty of seating and lounging.

MAIN COTTAGE
The kitchen is nice and bright with all-white appliances. The dining room table seats eight but has room for more. The living room is a very cosy room that offers a wood-burning fireplace as well as a TV. The living room will also be revamped with new furniture in 2017, with the current furniture being moved to the lower guest cabin. A King bedroom with an ensuite, a Queen bedroom, and a single bed along with bunk beds make up the 3 bedrooms located on the main floor.
GUEST COTTAGE
A nice sitting area with leather couches rests on the lower level of the guest cottage, as well as a walkout to the deck through glass doors. A large bedroom with two twin beds and a 3-piece bath with shower rounds out the lower level. The upper level consists of a lovely living area with large windows, a fireplace, a TV and a small dining table. Adjacent to the living area is a kitchen with a fridge, sink, microwave and plenty of counter space. Off of the kitchen are a Queen bedroom, a room with double bunk beds, and a 3-piece bathroom with a shower.

Cancellation Policy
Canada Muskoka Lux Cancellation Policy
If the Cottage Property is for any reason not rentable prior to the commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.
Guest Cancellation Policy
Guest may cancel the agreement 4 months prior to the start of the rental period, the deposit will be returned less a fee of $2,000 per week of reservation if the rental is under $15,000 per week. For rentals at $15,000 and over, the cancellation fee is $4,000/week of rental. If the Guest cancels the agreement between 4 months and 60 days prior to the start of the rental all advance deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rental payment and is not entitled to any refund.
Concierge Services Cancellation Policy
Deposits made 31 days or more prior to arrival will be fully refunded. For cancellation of concierge service for arrivals less than 31 days away, all advance deposits will be forfeited.
Deposit Policy
Deposit Policy - 50% of the Rental Amount is due at the time of booking. If your rental's arrival date is greater than 6 months, 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental. The balance of payment is due 60 days prior to arrival. Please note that there is a $200 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Canada Muskoka Lux is entitled to treat the booking as cancelled as per below.
Canada Muskoka Lux is entitled to treat the booking of any Guest as cancelled in the event that:
a) the Guest gives written notification of cancellation;
b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is cancelled, Canada Muskoka Lux may re-book the property for the period concerned or for part of that period.
LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.

Due to the high demand for summer rentals, many owners delay accepting one-week bookings as they would prefer multi-week rentals and will want to wait longer to try to secure this. Owners have the right to vary their own minimum booking periods anytime which range from a 2-4 week minimum stay.
