Welcome to Roulette + River Rock Retreat! Located on the river in Broken Bow, these 2 separate & adjacent brand-new cabins offer all the modern amenities for the perfect getaway. Between both cabins (located next door to each other) a total of 21 people can sleep and enjoy 2 private hot tubs & 2 fully furnished kitchens & living rooms. This is a true riverfront lodge: enjoy 2 private decks on the river & be sure to bring your fishing pole and take a few steps down from the patio to fish, paddle, or wade!

Spend the day soaking away in the river and hiking in Beaver's Bend State Park. Broken Bow is a bustling and vibrant community filled with wonderful culture and attractions for the whole family to enjoy together! The River Rock Retreat guidebook (which will be emailed & printed at the cabin) highlights favorite attractions along with the best drinks & eats.
👉 Access: Both the front doors are equipped with an electronic keypad. A unique door code will be sent 24 hours prior to check-in, no need to meet anyone for keys.
👉 Security Camera: There is a security camera on the front & back of the cabin in place, recording at all times, for your protection. Please do not touch or tamper with the camera or disconnect the Wifi, this is for your own protection.
👉 Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.
👉 Outdoor Grill: A propane grill is provided for your use. Please clean out the grill after every use.
👉 Trash: Place all trash into trash bags and secure them in the trash containers next to the driveway.
👉 Critters: We have a regular pest control company that maintains the grounds. As we are located in a rural area, please note that bugs may be present on the property. Native Plants and Animals: This cabin is located on the river. As such it is important for potential guests to understand before making a reservation that mother nature and her loving family of flora and fauna may make their presence known including snakes, lizards, deer, bears, raccoons, spiders, ladybugs, wasps, bees, rabbits, excessive pollen, poison ivy/oak, chiggers, beetles, field mice, ants, cockroaches, squirrels, opossums, flies, walking sticks, coyotes, moths, and butterflies, just to name a few. And, although, the cabin is on strict pest control and cleaning regimen our native flora and fauna may find a way to join you since you are visiting their habitat.
👉 Check-In/Out: Check-in at 4:00 PM. Check-out at 11:00 AM. We charge $50 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate requests for early check-ins/ late checkout. Please message us for more details.
👉 Pets: Well behaved & housetrained pets are welcome with prior approval at a rate of $35/per night, per pet. Things to note:
The yard is NOT fenced
The guest's dog must have required shots, licenses, and tags, including name tags.
Guest must provide dog bedding/crate and towels to wipe off wet paws and fur. Cabin towels are NOT to be used for pets.
Dogs are not allowed on furniture or beds.
Do NOT leave your dog at the cabin unattended.
If guests' dog sheds, please brush the dog outside daily.
As a courtesy to others, guests will walk their dogs to the road before allowing them to relieve themselves.
Guests must pick up after their dogs and discard waste properly.
Dogs are NOT allowed to be washed in the bathtub or showers. Guests may use the garden hose and spigot in the garage for such purposes on the driveway only.
Guests are responsible for cleaning up any "accidents" their dog has caused inside. Please notify us of any accidents or damage.
Guests are required to pay for any damage their dog causes.

☀️ We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. This correspondence will occur through our Channel Manager OwnerRez.
☀️ A Security Deposit, of $300, must be paid for prior to check-in and is refunded within 3 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.
☀️ We can host a maximum of 21 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.
☀️ There are building additional cabins in the neighborhood. There will be no construction on the weekends during your stay though there may be building materials around the area. There is construction on weekdays.
☀️ As we are located in a rural area, please note that the wifi (wifi is on a hot spot) & cell phone service will be limited. Don't forget to bring your favorite book to catch up on some reading!
☀️All amenities including outdoor grill, wifi, indoor fireplace, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays. If the hot tub is under repair, we will immediately notify you and offer alternative accommodation or cancellation options. If an amenity or feature stops working during your stay but was reported working by our maintenance crew, we will attempt to repair the item but cannot guarantee the repair and no Airbnb refund will be made.
☀️ We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.
☀️ Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.
