Calling all large families and groups! This stunning 12-bedroom retreat on the north shore of Lake Livingston offers the perfect escape for your next reunion or gathering. Relax and unwind on the private pier and boat dock, spend hours of fun in the massive game room, or simply soak up the sun by the sparkling new pool!! The pool can be heated as well!!

● Private pool: This homes has a private in-ground pool.
● WIFI/Cable: We provide free high-speed WIFI and Roku with access to Sling TV for live television channels. Guests are welcome to log into their own streaming service apps.
● Pet Policy: 4 pets are allowed with a $25 fee per pet. Please keep pets off furniture, clean up after them outside, and crate them if left alone indoors.
● Large Groups: We love hosting church groups and large family gatherings, however groups over the size of 16 guests must be approved prior to booking.
● Parking: There is room for up to 8 cars on the driveway inside the gate.

The main living area, located on the second floor for maximized lake views, features an open-concept kitchen, dining room, and living room that flows seamlessly to a large patio. This level is also home to most of the sleeping quarters. As you walk down the hallway, there`s a queen room, a king room, another queen room, and a king room – all perfect for couples or individual travelers.
Next, you`ll find a room with 2 queen beds, ideal for families or friends. A smaller room with a twin bunk bed is tucked away at the end of the hallway, offering a cozy spot for younger guests. Finally, the crown jewel of the main floor is a luxurious king suite with a private sitting area, ensuite bathroom, and a twin bed with a matching trundle for additional sleeping space. This suite is located at the far end of the main floor, offering a bit of privacy.
Head downstairs and discover a haven for entertainment! The massive game room boasts arcade games, ping pong, foosball, and a basketball court, all guaranteed to keep everyone entertained for hours. Movie nights are a breeze with the large flat-screen TV in this space. But wait, there`s more! This versatile room cleverly converts into a bedroom, offering 3 queen-over-full bunk beds and a full-size sofa bed.
Across the breezeway, on the ground floor, you`ll find four more bedrooms for additional sleeping arrangements. Two of these bedrooms offer king-sized beds, perfect for couples seeking privacy. Another room features 2 king beds, ideal for families or groups of friends. The last bedroom on this floor provides a queen bed for comfortable sleeping.
Step outside and embrace the Texas sunshine! A screened-in porch with multiple picnic tables offers a delightful spot for al fresco dining, no matter the weather. Relax on the expansive main porch with comfortable seating and a built-in fire pit, all overlooking the serene lake – the perfect place to unwind and reconnect with loved ones. Take a refreshing dip in the sparkling pool, then head down to your private pier and boat dock for a day of fun on the water. Lake Livingston awaits! Summary: This is a great location for anyone traveling from the Houston area. The house has 12 bedrooms (one bedroom is a tiny-tiny room with bunk beds). Overall, the inside of the house was clean, but is in dire need of a good outside cleaning and some quality maintenance work is needed. Lots of broken stone/tile on the outside of house (tile and stone are falling off due to not being applied/glued correctly). They need to take a water hose and wash the complete outside including the stairs, windows sills and outside furniture (dead bugs everywhere). The pool has some black algae and the water is a murky green instead of blue (needs to be shocked and cleaned more frequently with this many guests constantly). Trash cans are always full (they only have trash pick up once a week, obviously that is not enough for a house this size). The kitchens are fully stocked with pots and pans, eating utensils and dinnerware. We also had plenty of towels. There are several windows that do not have blinds nor curtains to block out the early morning sun. None of the TV’s worked in any of the bedrooms. The TVs in the kitchen/family areas are the only ones that worked. The arcade games were way out of date and some of them did not work at all. Boat dock area was filthy with dirt, bugs and leftover fishing bait.Overall, our family had a wonderful time. I know some of these things are to be expected with a house on the lake, however, this house is expensive (6800.00 for three nights) to have al
