The house layout includes a top floor Master Bedroom with en-suite (and a gorgeous double shower!), two additional king-bed bedrooms, and a full hall bathroom.
The main floor has the garage, fabulous and well-stocked kitchen, dining room, laundry room and TWO living rooms - one with a Smart TV and gas fireplace. There's someplace cozy for everyone!
The walk-out basement has the recreational room with air hockey table, pull-out sectional, Smart TV, one king bedroom, one full bathroom and the second laundry room. PLUS walkout access to our luxurious hot tub with breathtaking views of the mountains and city below.

This is a quiet residential neighborhood nestled up against the mountains. Beautiful city and mountain views! There are hiking trails galore and close proximity to mountain bike trails. Conquer Blodgett Peak from right out the front door, or explore nearby Garden of the Gods or Ute Valley Park. 10 min to Air Force Academy entrance.
Free garage and street parking. No public transportation nearby. Bring a car or bike to get around. Rockrimmon, Woodmen Valley Road, and Centennial Blvd are the main corridors into this area. 7 minutes to I-25. You can be anywhere you want in Colorado Springs in 30 minutes or less.
Go to Garden of the Gods early before the crowds get there (it's only 7 minutes away). Head down the street to Ute Valley Park and do a 7 mile mountain bike loop, go bouldering in the rocks, take some stellar Pikes Peak photos and your trip back to the house is only a mile or two. Take it easy the next day and hike right outside the front door and you'll find access to Blodgett Peak and/or head into National Forest.

The fridge has a filtered water dispenser on the left side of the inside of the fridge.
To get on wifi, select the Hollandale Guest network and the password is love4colorado.
If you have multiple cars, please fill up the garage and driveway parking first and reserve street parking for overflow.
Please remove shoes in the house, all the flooring is new.
Trash day is Monday. Please put the trash and recycling cans on the curb by 8 am on Monday. Please keep them inside the garage until Tuesday morning, as leaving them out overnight can attract wildlife. On that note, please refrain from feeding the deer or other wildlife.
Towels for the hot tub are located in the basket under the table by the basement sliding glass door. PLEASE DO NOT TAKE GLASS IN THE HOT TUB. No food or beverages are permitted in the hot tub with the exception of WATER ONLY. Plastic cups can be found in the left cabinet under the coffee bar. CHILDREN AND TEENS AGE 15 AND UNDER MUST BE SUPERVISED IN THE HOT TUB BY AN ADULT AT ALL TIMES. NO EXCEPTIONS. Please shower with soap and water before entering the hot tub.
Our hot tub maintenance gal will come by every 3-4 days to check the hot tub chemicals and balance them for you. She will knock on the front door to let you know she is there and will then use the side gate in the fence instead of coming through the house. Please tell us (or her if you see her) if you ever notice odor or discolored water.
There is an electronically powered awning over the deck. The remote is hanging on the wall next to the door. Patio furniture cushions are in the tote on the deck.
Each bedroom has extra blankets, pillows and an extra set of sheets in the closet.
Bedding for the pull-out couch in the basement is located in the basement bedroom closet.
The iron and ironing board are located in the closet of the master suite.
The switch for the fireplace is located to the left of the fireplace. Gas shut off valve is near the floor to the right of the fireplace.
There is a kids' table and chairs in a box in the coat closet by the front door. Kids' plates, bowls and utensils are located in the kitchen near the grown up versions. There is a high chair inside the door to the garage. The upstairs bedroom on the southwest corner of the house (with the gold bed and decorative moose head with gold antlers above the bed) has a Pack n Play in the closet. Kids' books, toys and games are located in the cubbies and baskets by the couch in the basement. BEWARE CHOKING HAZARD - some toys have small parts.
Smoking is NOT permitted in the house, on the deck or patio, or in the backyard. The ONLY place smoking is permitted is in the driveway in front of the house with the garage door CLOSED. Please use the ashtray provided; you can find it in the garage by the steps. This home is NOT 420 friendly and smoking anything other than tobacco is strictly prohibited. Parties or events are also not permitted.
Please be mindful of our neighbors and observe quiet hours from 9 pm to 8 am while enjoying the outside spaces and hot tub.
