Villa Il Pozzo is located amidst the hills of the Val di Cecina, a short distance from the small borgo of Montegemoli which dates back to the 14th century when its castle was built to protect the surrounding salt pans. The villa, in a unique panoramic position, is framed by a typical Tuscan landscape that welcomes us as we climb the road to the property. Villa Il Pozzo stands in a private estate of 1,200 hectares with a large wooded area where guests can enjoy pleasant walks or bike rides. The villa was a farmhouse dating back to the mid-1800s which has just undergone a total renovation, maintaining the charm of Tuscan farmhouses but with a modern style and decorative solutions, as can be clearly seen inside where we find some typical elements of Tuscan style, such as ceilings with exposed wooden beams, terracotta floors and exposed stone walls, but also modern materials for the cladding, trimmings and furnishings. Worthy of note is the internal walkway conceived as a connecting element between the rooms on the ground floor, connected to the staircase leading to the floor below and thus managing to provide an image of continuity to the different levels of the property. The furnishings are a clever combination of modern style and French vintage, conferring originality and character on the property. The exterior is a space to be fully enjoyed with the well-kept garden planted with natural grass and plants typical of the Mediterranean scrub and the upper Maremma, with a cosy outdoor dining area set up on the terracotta paving in front of the kitchen and indoor dining area and with the swimming pool just a few steps from the villa, immersed in greenery and with a beautiful view of the surrounding hills. Thanks to its characteristics and position, Villa Il Pozzo is ideal for those in search of privacy, relaxation and absolute tranquillity but also with the possibility of making interesting tourist and gastronomic excursions, being within easy reach of Volterra, Siena, San Gimignano, Cecina and other renowned localities in Tuscany.
Interior:
Villa Il Pozzo has three floors. The main entrance is on the ground floor with the hall which connects, via the walkway, to the dining room, with fireplace, which leads out to the garden through a glass door, to the kitchen with central island, also with outside access. Returning to the entrance, via a passageway there is a bathroom with shower and a few steps, you come to the sleeping area, consisting of a twin bedroom with joinable beds, a bathroom with shower, a TV room with outside access, another twin bedroom with joinable beds and ensuite bathroom with shower, a service kitchen with outside access through a French window and the laundry room. In the entrance hall are stairs leading to the upper floor, composed of three twin bedrooms with joinable beds and ensuite bathroom with shower, a twin bedroom with joinable beds and ensuite bathroom with shower and bath, a twin bedroom with joinable beds and a guest bathroom with shower. The upper floor is also accessible from the outside via a stone staircase. Going back down to the entrance, a spiral staircase descends to the lower floor comprising a large living room, with three large arched windows providing a view of the garden and the hills and French windows leading out to the portico. Down a few steps, the floor is completed by the games room and a bathroom with shower. Air conditioning in the bedrooms.
Park:
The area around the villa extends over a private estate of 1,200 hectares with large woods where you can enjoy long and relaxing walks in peace and tranquillity. Surrounding the property is a garden of 1000 sq m. Going along the dirt road that leads to the villa, you come to the uncovered parking area, located in front of the villa. The whole garden is planted with natural grass and enriched with bushes and plants such as holm oaks, oaks, olive trees and boxwood. The natural difference in height of the surrounding terrain is well organised thanks to low stone walls and light-coloured wooden fencing which delimit the various areas of the garden, rendering it more usable. The external dining area is set up on the terracotta paving in front of the kitchen and the internal dining room.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located in an area of the garden to the side of the property, at a lower level in respect to the villa and can be easily reached along a path across the lawn. Rectangular and measuring 12 x 6 m with the depth varying from 1.5 to 2 m, it has salt purification, internal lighting and a ladder for access to the water. The surrounding 140 sq m solarium area, partly in stone and partly in lawn, is equipped with sunbeds and umbrellas, offering maximum comfort to guests, and with lighting. There is also a changing room with toilet, hot-water shower and basin. The pool will remain open from the last Saturday of April until the first Saturday of October.
Pets: Yes, small size and no more than 1. € 50,00 per animal per week. Acceptance of animals to the facility must be previously authorized by the owner upon communication of the number of animals, size and breed.
