Outdoor BBQ, Propane provided. Comfortable beds including 2 king beds & 1 queen. Close to bike and running trails. Shopping center close to the home with Rite Aid, Starbucks, Another Local Coffee shop, Subway, Annes Cafe, McDonald's, KFC, & Food Max for grocery shopping. Close by in Natomas 10 min away, we have Raley's, Sprouts, & Weekend Farmers Market!
*Strictly No Events Or Parties, however we can accommodate larger groups in town up to 10 guests for sleeping accommodations and 10 guests max on the property at one time
We offer driveway parking up to 3 vehicles and 1 additional car for a visitor. 4 vehicles max.
-Quiet time 10pm, No boombox speaker systems outside after neighborhood quiet time
-If having additional guests that are not accounted for on reservation please let the host know to request approval
-No more than the sleeping count is allowed on the property unless the host approves
-Smoking in designated smoking areas only
-Longer stays over 10 days may need a deep clean from having a longer stay. We will charge for additional cleaning at check out if necessary.
-No eating or drinking in bedrooms. Thanks for understanding in advance!!

SPEEDING: No speeding on Birnam ST please, thanks for your consideration!
SMOKING: Absolutely no smoking or vaping in the home. Please use provided ash tray outside front door on porch and make sure if smoking near the entrance to close doors. We are in fire-country. Please ash in ash tray only. If marijuana in the home please make sure it is in a closed container as it will still smell and may result into an odor control fee as well. $250 odor control will be charged if not followed.
*NO PARTIES OR EVENTS. IF UNAUTHORIZED PARTY TAKES PLACE IT WILL RESULT TO A $650 PARTY FEE.
TV: Streaming only, No cable.
COFFEE: Coffee, tea, and creamer is provided to guests. 10 Pods of coffee & 10 pods of tea are provided. No breakfast.
ADDITIONAL GUESTS OVER SLEEPING LIMIT: Visitors must be approved by host if over the 6 guest sleeping count. This is to eliminate parties, after 10 pm, all visitors to the property will be considered guests and charged $25 per person.
PARKING: Private parking area all around the front of the home. No parking restrictions we have lots of parking available at the property. Please only park in front of home. Please do not park behind the home, in front of the neighbors, or blocking the gravel road when parking. Thank you!
MAIL: Please no mail sent to our address. This is a vacation rental not a residential property.
DISHWASHER: Please scrape food off plates, etc. before putting in dishwasher/run dish disposal while rinsing, if this is not done this may result to the dishwasher's line to clog. If any glass is broken in dishwasher please let host know right away. If clogging happens after check out, host will charge guests for the repair work to be done. Thank you for your consideration!
PERSONAL PROPERTY LEFT IN HOME: If personal belongings are left on property, guests have 48 hours to message host to retrieve it. Host is open to mailing personal property to guests but will have to be compensated for the shipping cost and a $15 fee for time. Communication will have to be in the 48-hour time frame. If not picked up/mailed in 48 hours, items will be donated.
EARLY CHECK INS/ LATE CHECK OUTS: An early check in or late check out will depend if we have guests staying the night before or after your reservation. It takes our cleaners from 11am-4pm to deep clean the home for our next guest arrival. If we are vacant the day before for an early check in, we can do it at no extra cost, same for late check out. For late check outs we do not offer them after 12:30pm. If you want to secure a later in the afternoon check out, we encourage guests to book an additional day for late night flights.
LAUNDRY ROOM: Washer & dryer is located in the hallway.
DO NOT LEAVE OUT TRASH OR FOOD: There are lots of wildlife that will get into any food or trash left out unattended.
CHECK OUT INSTRUCTIONS: Cleaners arrive your day of check out at 11AM, Please make sure to have everything packed up and check out instructions finished by then. Check out information will be sent to guests at 11AM the day before check-out. Please make sure doors are locked when leaving the property and all windows are locked.
