This well appointed modern 1700 sq. ft. ranch is nestled at the edge of a mature pine forest on the north and sunny meadowland on the south. Set into the natural hillside, the southern exposure which looks across a meadow of native grasses,.wild flowers, staghorn sumac and pine. The large balcony off the dining room gives you a birdseye vantage point where you can relax in sun or shade, entertain and dine. A 185 yr. old Basswood cluster offers midday shade without obstruction of the meadow and pasturelands beyond. Access to the southern lawn from the balcony is via a well lit set of steps with a midpoint landing.
A.transition from the non-skid steps to natural faced granite slabs occurs in compliment with granite boulder lined retaining wall and planting beds beneath the balcony and along the southern exterior of the home. A stone encircled bonfire pit lies at the southern margin of the lower southern lawn and adjoining meadow A potable water spigot is immeadiately adjoining with the bonfire pit to douse the embers at the end of each bonfire to ensure against an unwatched source of a destructive wildfire.
The house and it's surrounds are not visible from the western access roadway being >500 feet down a tree lined gravelled driveway which has low light illumination in the evenings.
The house along with a second separate 2-story, 1400 sq.ft. vacation house and free stsnding barn are situated in the southwest corner of the combined 155 acre heritage farmstead. Fallowed farmland was converted in the late 1960s to pine forest for ongoing sustainable woodland under a state sanctioned management program. The present and future environment provide quiet solitude for hiking, X-country skiing, birdwatching, sunbathing, inspiration and appreciation of natures flora and fauna without distraction of the outside world when within it's borders. The surrounding properties are woodland, meadowlands and pastureland with no industry, agricultural or commercial development and the associated common operations leaving you without related distracting or unwelcomed noise, light or air pollution. The second available vacation home is located >1700 feet southwest across the adjoining meadow being an easy walk through tall grass or short downhill glide on X-country skies but obscured from view by stands of mature pine and poplar trees. Each of the two homes offer complete privacy for just oneself, a couple, family or gatherimg of extended family and friends up to 12 without additional sleeping arrangemts. The property is located conveniently one mile north off US-131 where banking, a grocery, two convienence stores and fuel stations are present. The village of Fife Lake, a former logging boon town is just 0.5miles south across 131 situated on the near northeastern shore of the expansive round "ice block" formed freshwater inland lake.
Reportedly, one of the states best lake for anglers, public.access to Fife Lake for boating and related water recreation is via a very nice and well maintaned public boat launch and the associated lakefront park which is at the heart of the village just south of the yet active R.R. line (infrequent freight operation). The park has a sandy beach for swimmers, manicured lawn area for picnicing, sunbathing with 1st come use of the multiple bar-b-que grills and a large gazebo for for shelter and the occasional live band as coordinated by the village board of commerce.
Three restaurants, a Hardware store, ice cream parlor (outside seating only), boat rentals, Motel, bait shop, pizza take out, barber, historical museum, quilting resource and a beautiful public library are all within a 5 minute walk from the boat launch/park. The library offers outdoor seating under a covered second level balcony where self serve coffee and tea can be enjoyed.($1 donation) while you link up with the outside world via free high speed wifi compliments of the community public library server.
Traverse City, the Grand Traverse Resort, Convention Center and world class golf course in Acme as well as the Turtle Creek Casino and Resort in Williamsburg are all within a 20min drive northeast of the property. The scenic drive on an improved two lane asphalt surfaced roadway winds through sparsely developed woodlands crossing through the Boardman River. The Boardman River is a shallow sinuous yet navigable river available for public use. The Boardman is a popular fly fishing waterway for rainbow and brown trout, kayaking, canoeing and innertube floating.
Rentals for canoes and kayaks along with innertube trips is available through Ranch Rudolph (RR) located at 6941 Brown Bridge Rd, Traverse City, which is situated on the Boardman River. RR (open all year) also offers horse livery, horse back riding, accommodations, in house dining and on site trout fishing in a stocked pond. Canoeing the Boardman River anytime of the year is an easy day trip with your launch from the Supply Road crossing having one portage around a wier at the downstream point of a broad shallow widening of the river then onward winding eventually through the eastern business district downtown traverse City with an obvious end point where you emerge into West Traverse Bay and pull out for pickup at the Delamar Hotel, located at 615 East Front Street, Traverse City. There you can recap your days expedition at their Artisan tavern.
For those who enjoy off road recreational vehicle excursions, the property offers convenient access to the State maintained GranKal ORV trail which is just 1.25 miles west from the Marsh Road which forms the southern property boundary. Ample space for truck and trailer parking on site and indoor parking for ORV vehicles is available in the onsite 30x50' barn.
