The Red Roof Cottage is a newly built home with private dock, located in a 60+ year old island community. It’s just far enough away from the bustle of local beach towns without being too remote.
Giving the feeling as if you’ve stepped out of Coastal Living magazine and into your Rappahannock River cottage, this home feels bright, clean, and airy. Through the use of natural light, weathered woods, and a clean aesthetic, this home is meant to evoke the breeziness of the beach and feel like summer all year.
What I Love Most:
The house is deceiving... as it affords just enough space for several families to enjoy each other without feeling encumbered.
The home is ON the Rappahannock! The back porch faces the Rappahannock River, the front side faces Farnham Creek. Your morning coffee will be changed forever once you’ve experienced this serene view and the aromatic salt air. Most don’t realize this, but a large river has a constant rhythmic crashing-wave-sound just like the ocean... it can be heard just about all day. Get up early to witness the fishing techniques of the local egret or observe the resident osprey family conduct flying lessons in the nest just off of the home’s beach right in front of you.
Without a doubt, you will treasure the sunsets as the sky changes by the second: from orange, to yellow, then a flamboyant pink- the clouds look tie-dyed, painted with changing colors as the sun is always in a hurry to disappear, spreading its last rays.
Home Layout:
The first floor provides 2 queen bedrooms, 2 full bathrooms, and an open concept living room, wet bar, large dining space, laundry closet, and kitchen.
The second floor’s layout starts with a larger full bathroom with a tub shower; a large bedroom with 3 single beds; a double queen bedroom; and flex space for 2 extra singles designed for lounging, gaming, or sleeping. The views from the second floor are pretty spectacular.
The underneath cottage space provides a cool place for corn hole, the propane gas grill, an outdoor movie and the private outdoor shower.

Near-by Activities & Attractions:
-Utilize our fishing kayaks around the cottage; fishing is very close and robust, a detailed map with bait recommendations are included in the Welcome Book.
-Belle Isle State Park is only10 min away. Bike, kayak, and SUP rentals are first come first served. There are at least 8 curated hikes listed on AllTrails.com.
-NN Burger is a local favorite! The burgers are the best around (my favorite is the sunrise burger with fried egg... feeling indulgent? Try a glaze donut freak shake.
-The CarWash Cafe is a quirky place to get the car washed (obviously!) and one of the best crab cakes around.
-The town of Kilmarnock (25 min) is the sweetest little American town you’ll ever visit! Go for the local grocery store, resale shops, antiques, restaurants, and seafood markets.
-The Kilmarnock Antique Galley, 22k sq ft of shopping! Also in Kilmarnock... I love going here on a rainy Saturday.
-Good Luck Cellars Winery ... order a flight while seated at their spacious outdoor pavilion. Starting in September, attend Wine Down Fridays open late with live music and scheduled food trucks.
Sanitization:
A word on the home’s cleaning practices... just because guests are ready to travel doesn’t mean they’re not concerned about their well-being. High-touch surfaces from the front door knob to the kitchen counters [and everything in between] have been thoroughly sanitized before every stay.
No matter how well our home is professionally cleaned, guests will appreciate the chance to sanitize certain high-touch areas themselves. The following items are available:
Disposable paper towels

Multi-surface cleaner
Disinfectant wipes
Extra hand soap
Security Cameras: exterior cameras are present for the security of our cottage, our property & guest safety. Let us know if you have any questions.
House Rules- Please READ these!
-Must be 25 or older to book a reservation.
-This is a NON-smoking home, please respect our request to not smoke or vape inside the home.
-No pets allowed (due to home owner’s allergies).
-No illegal substances inside the home or in the premises.
-No wearing of shoes inside the home.
-No loud music after 10 pm.
-No parties or unauthorized events. -Observe the 10mph speed limit
-Remove all trash from premises upon check out.
-Remove any food/beverage brought into the home. -Candles: If you must use a citronella candle, do NOT leave it unattended.
-When the grill and fire pit are in use, always ensure someone is present, until the flame is out. You may use the water hose for the fire pit if necessary. -When forest service posts conditions are too dry for fires, guests may NOT use the fire pit.
-Outdoor and indoor deep fryers or propane-driven cookers are NOT to be used on premises.
-Please only allow ADULTS to operate the shades throughout the house- especially in the twin room, the upstairs flex space, and large shades in the dining/living areas (w pulley systems). To replace these are $700-1100 for each shade. If they are damaged, you will be charged.
-When ceiling fans are not in use, please turn them off (including outdoor fans).
-No food or oil down the kitchen sink drain.
-No wet clothes on the sectional or any furniture.
-The septic system is not designed to degrade oils, feminine hygiene, wipes, or latex & plastic products; DO NOT dispose of these products in the toilet.
-When swimming in the river, utilize the outdoor shower before coming in to use the inside shower; preventing sand inside the house and down drains.
-The number of confirmed guests may not increase once guests have checked-in.
-Guests must be only those listed on the reservation; the individual making the reservation must be staying in the Cottage. (You may not book for another person)
-All guests must be registered in the reservation prior to stay.
-Guests may swim, kayak & paddle in the Rappahannock River at their own risk, life preservers are available at all times; home owners are not responsible.
The house rules are very easy and we’re not asking for anything out of the ordinary. We absolutely enjoy being hosts and love sharing our home with our guests and their families. We only ask that our guests adhere to ALL of the house rules, and to treat our home as if it were your home. So far, we’ve been so grateful to have amazing and respectful guests- we’ve stayed in contact with so many of our guests and are thrilled to consider so many of them as our friends.
However, we do have to say the following in the event guests do not adhere to the house rules, the reservation may be terminated and guests will be asked to leave the property. If you and your party ARE following the rules and ARE using good judgment, we greatly appreciate this- you should have no issues 🙂. Should you have any concerns or questions- feel free to reach out to us.
Checking Out:
Apologies for needing to mention this, since one guest was irresponsible in completing the check-out instructions- it must now be mentioned in the house rules 😞. If these items are not performed prior to check-out, all or a portion of your deposit will be withheld. I doubt this will happen again, because I am hopeful and know that our guests are inherently good people- especially when one is sharing their home 🙂.
Check Out: 10am - ask if you’d like a later time, we may be able to accommodate if there is not another immediate reservation.
1. Collect all garbage from the house (kitchen and bathrooms) and take to the local refuse, 10 min away. It’s best to take it there on your way back home.

2. Collect all soiled bed linens (fitted, flat sheet, pillow cases) and leave them in a pile at foot of bed.
3. Leave soiled white towels in a pile on the bathroom floors.
4. All clean dish ware/glassware/flatware/stemware/cookware should be put away; any remaining dishware may be ran in your last load before you leave.
5. If used, ensure microwave and stove are wiped clean.
6. Beach towels- for soiled beach towels, shake-out sand outside, leave in a pile outside the sliding door near the chair.
7. Remove all food/beverage that you brought into the house from the refrigerator, freezer and pantry.
8. Check for personal belongings in each room one last time. Please leave all USB charging blocks and flashlights that came with the home.
9. Set both thermostats to 65*F (heat for winter) or 75*F (AC for other seasons).
10. Ensure all outdoor movie/beach chairs and candles are put away. Ensure the kayaks, oars, anchors, SUPs and vests are Rinsed and put away. Ensure kayak is put away as you found it. Put away the SUPs and paddles. Ensure the corn hole game/bean bags & outdoor games are returned where you found them.
11. Make sure all lights and ceiling fans are turned off; and that the back slider, front doors and windows are locked.
12. Leave the set of 2 keys on the hook by the front door, put the single house key back in the lock box.
13. Please send us a message that you’ve left the house. Thank you for staying with us! Have a safe trip home.
