Beautiful and comfortable apartment with an area of 160m2. It has 2 suites and a beautiful sea view. This apartment is available for seasonal rental in the noble district of Ipanema.
The apartment has a large living room with four environments, very bright, well decorated for the maximum comfort of your stay. The living room is divided into a dining room, a mini-bar, a sitting room and a TV room. The apartment also has a large window with a side view of the Ipanema sea. A bathroom with marble sink and 2 suites are also available.
The first suite is a master suite with bath and walk-in closet. The second suite has large built-in closets. All the bedrooms and the living room have beautiful wooden floors. The kitchen is large and has basic cabinets and cooking equipment.
There is also a small pantry and a service area that has a tank and washing machine.
The apartment has a narrow parking space, ideal for small cars.
Ipanema is a neighborhood located between the beach and Rodrigo de Freitas lake, close to Leblon, Copacabana and Arpoador, and has two subway stations: Praça Nossa Senhora da Paz and Praça General Osório. The neighborhood also has many sophisticated stores, restaurants, and bars.

CAUTION
We require a deposit of up to 30% of the total booking value, with a minimum deposit of R$ 5000.00. It can be paid through a Paypal link, bank transfer or PIX. The deposit will be returned within 3 business days after the check-out date, provided that after joint evaluation of the parties, to be held upon return of the property, no damage to the property or furniture/utensils and/or no loss of furniture/utensils is observed. The property must be delivered in the same conditions in which it was received.
CHECK-IN / CHECK-OUT INFORMATION
As we want a smooth stay for our guests, we do not like surprises for both parties. This is why we recommend that you read everything below.
-Standard check-in time 15:00 and check-out time 10:00
- A flexible check-in or check-out time is possible. The policy applies only when the reservation schedule allows it (no guests checking in or checking out on the same day)
- We charge a fee of 200,00 BRL for check-in and check-out outside business hours (before 8am after 6pm), on weekends and on national holiday.
CLEANING AND ELECTRICITY CHARGE :
A one-time cleaning fee is charged. The property will be clean at your check-in and clean towels are provided

- R$ 20/day for electricity, any abuse of energy will be charged
- For monthly rentals, the electricity bill must be paid by the guest. The calculation is R$ 1,50 kWh.
GUESTS :
The number of guests must be indicated in the reservation request. Adding more guests after booking will only be allowed if agreed upon.
- Another person on the property is the guest's responsibility.
SECURITY :
As is the rule in Rio de Janeiro, before check-in all guests staying at the property have to send us full name and passport or ID number which we will leave at the reception. For security reasons the building needs to know who is staying, this is an official access.
LIABILITY :
All properties are privately owned; the owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or on their premises. The owners are not responsible for the loss of personal belongings or valuables of the guest.
- The guest will be responsible for any fines that may be imposed due to the violation of any law, convention or by-laws of the building in which the apartment is located. Payment of the fine will be made prior to departure, once the owners have been notified as to the reason for and amount of said fine. If the notification arrives after the guests' departure, payment will be collected through the security deposit or through the booking portal.
REASONS FOR EXPULSION :
In case the guest has problems with the police involving illicit drugs or any other illegal conduct in Brazil, the owners will not be able to assist the guest in any way, and will proceed to the immediate eviction of the guest without any refund.
OTHER REASONS FOR EXPULSION :
Breach of the terms of the contract
- Disturbing the neighbors, noisy parties, prostitution of minors, negligence, drugs, damage to property or any other harmful conduct
- No noisy parties or noisy noises after 10pm (Brazilian law states that noisy noises must be stopped by 10pm)
- If eviction occurs, the guest will receive notification from the concierge or property owner.
