Welcome to our newly renovated lovely 5 bedrooms 3 Bathrooms family home here right in front of the aquatic playground of beautiful Moreton Bay! You will have direct beach access right from our backyard! Perfect for a fun family holiday away for busy city folks! There are hours of fun to be had, splashing about in our sparkling in-ground pool or pop through the back gate to the beach where crabbing, fishing, kayaking or a stroll along the beach are on offer whilst enjoying refreshing Atlantic Ocean breezes!

- 5 spacious bedrooms upstairs with one king bed, two single beds, two bunk beds, and two queen beds that can sleep up to 10! Perfect for big families who are looking for a holiday away from the crowd!
- Digital locks for self-check in! You will be able to arrange your journey so much easier and check in by yourself whenever!
- Newly renovated and Fully equipped kitchen with everything you need to cook a nice meal for your family! We have an oven, electronic stovetops, an air fryer, a toaster, a coffee machine (complimentary coffee and tea provided), a hot water kettle, a new fridge, a microwave and a dishwasher. Full sets of glasses, cups, pots and pans, kitchen utensils, dinner wares are provided. All cleaning products provided!
- Linens and towels are provided here! Travel light and enjoy!
- Private laundry chute with a new washing machine and a new dryer. Outdoor drying racks in our backyard. Washing liquids provided.
- We have a two-car garage and plenty of off the street parkings available.
- One small toilet downstairs and two bathrooms upstairs with all toiletries provided!
- One big sparkling in-ground concrete salt water pool with beach views!
- Spacious fully fenced garden with outdoor dining area and BBQ for you to use!

Guests have access to all of our home except from a small storage unit in our garage!

55 mins drive to Brisbane CBD area
4 mins drive to Beachmere village where you can do all your shoppings!
15 mins drive to Sandstone Sanctuary - iconic hotel of the area featuring concerts and international artists
20 mins drive to Bribie Island and woorim surf beach

* For last minute booking within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transaction.
*We have pre-check in form as part of our terms and conditions. Guest must complete the check in form which requires a copy of their ID (this is seperate from Airbnb identity verification
Moreton Bay Region Council have imposed very strict regulations on all holiday accommodation in the Moreton Bay Region. The most important are noise restrictions and they be kept to a minimum at all times but especially after the hours of 10pm at night. Unfortunately we must abide by these regulations or fines will be processed to both hosts and guests. Please ensure the house is suitable for your requirements prior to booking. If you wish to stay up late and party, this house is not suitable for your group.

NO PARTY RULES and QUIET HOURS

Our house is not suitable for parties and events. The neighbour will call either me, our local security patrol or the police if noise is excessive after 10pm.
We had issues with guests using our house for parties before and Airbnb has helped us to install a noise monitor (For more info please see: MINUT https://www.minut.com/resources/guests ) in our outdoor area. It is camera free and simply monitors sound level in the area. It does not listen in on conversations or capture any data. This device is fully integrated with AIRBNB and when excessive noise (over 80 dBs) is detected during our quiet hour (10 pm - 8am second day), an alarm will be sent off to you through Airbnb to remind you to keep the noise down and move your activities inside our home. If the noise persists, I will try to contact you first and resolve any issues with you. If I cannot reach you or the noise persists after our call, the local safety patrol or police wil be informed and further actions will be taken.

Check in instructions will be automatically made available to you no later than 1 DAY BEFORE your stay. It is a mobile app link which fits on iOS, Android, phones and tablets as well as desktop computers. By clicking on the link, you will be able to see detailed instructions with images, locations, nearby cafes and restaurants! If you have difficulty accessing the link, please message me anytime for assistance :)
Check out instructions will be automatically made available to you no later than 1 DAY BEFORE your departure! You can find how to check out in either the link provided to you before or on the Airbnb app! Please remember to take a photo of returned keys once you have checked out!

LAST MINUTE BOOKINGS

We usually need at least a day to arrange cleaning and inform our cleaners special check-in requirements. If you have made a same day booking, we cannot ensure you a 3pm check in. However we will try our best to accommodate your request, therefore drop us a message before you make a last minute booking and let us know your planned arrival time!

EARLY CHECK-IN REQUESTS

Unlike hotels, we do not have an onsite cleaning service and our cleaners usually make their schedule a day before. We have a standard check in time of 3pm which ensures that our cleaners have enough time to make our home nice and clean for your stay! If you need an early check in, please contact me at least a day before your planned arrival day and we will try our best to accommodate your request! Unfortunately we will not be able to guarantee any early check in request on the day of your arrival, thank you for your understanding in advance!

LATE CHECK-OUT REQUESTS

We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore it is important that all late check out requests should be made AT LEAST THE NIGHT before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12pm, an extra HALF DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10am and they will have access to our property for housekeeping.

STARTER SUPPLIES

We provide all our guests with essential starter supplies to make your stay more enjoyable. Complimentary supplies include: 1 set of bed linens for each bed, 2 towels per double/queen/king bed, 1 towel per single/sofa bed, 1 tea towel, coffee + tea + sugar + milk, 2 toilet rolls per toilet, 1 bath mat, 2 hand towels and shampoo, conditioner, hand soap, bodywash per bathroom. There are also a few other cooking supplies provided in our kitchen. Please note these supplies are not intended to last for the whole duration of your stay but are provided to avoid the need to rush to supermarkets immediately after your arrival. If you need extra supplies, please arrange with us prior to your stay to avoid delivery costs! If you would like to request mid-stay supply delivery, please contact us and we are more than happy to help!
Please make sure to book for the actual number of guests so that linens & towels can be provided for all!

They are both available upon request at a cost of $40 which can be paid through Airbnb. Once payment is received, we will arrange them to be set up for you. We provide regular sheets to our cot and it will be made for you. It is also recommended that you bring your own fabrics to protect the sensitive and delicate skin of your baby!

If you will be staying with your furry friends, there will be a $200 deposit for 1 pet, and $500 for 2 pets.
